Peak rental season is almost here. Is your operation ready for what comes with it, and are you doing everything you can to capitalise on the opportunity?
The start of summer lettings is one of the most pressured periods in the property calendar, and this time estate agents have been navigating the early reality of the Renters' Rights Act on top of everything else.
That brings added complexity, and any responsible business would be putting in place the operational measures required to continue to support teams, clients and customers when everyone is busier than usual.
There is no doubt that Managers and Negotiators are looking forward to the increase in volume, Property Management teams are well briefed, pipelines are under control and compliance is in order. The human side of the operation is as ready as it can be.
But no matter how ready you are, when the phones start ringing and inbound starts to ramp up, none of this will slow down to match your capacity. Enquiries come in while viewings and offers are going on and being negotiated at pace. Maintenance and existing tenancy enquiries continue to land regardless. Follow ups pile up at 6pm when everyone is already stretched.
It is probably when you are busiest that you miss the most, and in truth you do not always notice.
This year is different for another reason too. AI has moved quickly and the property industry has started to take it seriously. There are real examples now of conversational AI being applied in ways that reduce operational pressure, protect inbound and free teams to focus on the work that actually requires them, the work that generates and retains revenue.
The estate agencies holding up best are not just the ones with the best people. They are the ones who have made sure the operation underneath those people is doing its job too, triaging what comes in, routing what matters and keeping the team focused on the decisions that move things forward.
Peak rental season is a good moment to pressure test that, before the phones and inbound enquiries tell you for themselves. By the end of October, the agencies that pressure tested their operation now will be the ones still capturing and converting enquiries the rest of the market missed.
